Acting for the Tenant
Prior to a Tenant entering a Lease with a Landlord it is vitally important that the acquire a Schedule of Condition which will record the condition of the property at the beginning of the lease. This schedule is vital so that at the expiry of a lease the Tenant is not being asked to put right or remove items of work or fixtures that is not their responsibility.
We have many years’ experience in undertaking schedule of conditions which are then attached to the lease at the beginning of the Tenancy period. We will also explain the repairing, decoration and reinstatement clauses within the lease in order that the Tenant is fully aware of their obligations prior to commencement of the lease.
At or just prior to the expiry of a Lease, if a Tenant has been served a Dilapidation Schedule, we can act on behalf of the Tenant in negotiating the terms of the Dilapidations in order that they are only making good those items of work in which they are responsible for maintaining as per their obligations within the lease. After lease expire we will assist the Tenant in negotiating the compensating cost schedule that the Landlord may have served upon them.
